Bienville Basin

Woodward served as design-build contractor for the first four phases of the Bienville Basin, which sought to revitalize the former Iberville housing project into a vibrant mixed-income community. In addition to preserving some of the existing public housing through historic renovations, the project consisted of new construction of townhome style apartments and larger multifamily apartment buildings, along with public right of way street improvements for the redeveloped Iberville blocks. The completed phases of the redevelopment are comprised of nearly 500 units and 26 different buildings.

The design team had to work diligently, keeping in mind that existing historical features couldn’t be modified. Exterior brick that had suffered years of abuse and layers of graffiti was restored to look new again. Windows that needed replacing had to be approved by the State Historic Preservation Office to keep with the original motif. Clay roof tiles had to be specially fabricated to match the circa 1940s original—a process that took nearly eight months.

The team was able to drastically modernize the facilities while complying with historic restoration standards. Residents now enjoy the benefits of on-site technology gardens, fitness centers, playground areas, computer labs and community meeting spaces. Entergy provided a completely new underground power grid, eliminating overhead utility service. Additionally, energy star rating standard materials were used to bring residents the benefits of energy efficiency. New streets and street lighting were installed around existing live oak trees. Our team took pride in reintegrating the community into the existing street grid, providing better connectivity between the neighborhood and the rest of the city.
