First Industrial- James Business Park

This warehouse structure was designed for First Industrial, and features tilt-up concrete walls and a Butler steel roof. It has a dock-high ceiling on one side and is sprinkled for class four commodity storage. This Woodward Design+Build project was completed within 10 months, and included 87 foot composite piles, and was designed for 24’ of clear storage space, and 350 pounds of live load.

The building was designed for up to eight tenants. Woodward completed the build-out for the first tenant, Owens & Minor, for 108,000 square feet of medical supply space. A clean room was constructed with 12,000 square feet of air conditioned warehouse space and 6000 square feet of office space. The Woodward project team constructed perimeter tilt-up walls of 2,580 linear feet, at an astounding rate, which was completed in three days! Woodward Design+Build’s team also exercised due diligence with value engineering with regards to foundation and tilt wall design.
